In a significant move that could enormously impact the real estate scene in the city and, in the process, also change its landscape, Mumbai Metropolitan Region Development Authority (MMRDA) is planning to grant a whopping Floor Space Index (FSI) of 4 in a radius of SOO metres around 11 stations along the Ghatkopar-Versova metro route.
Phase-I of the route is due to be completed by 2011.The proposal effectively means that the Ghatkopar-Versova stretch would turn into a major commercial belt, as it would attract offices and business establishments, given its proximity to proposed railway stations. Besides, it will considerably curb road traffic in the area, as it would drastically cut travelling from stations to reach offices.At present, there is 1.33 FSI for
south Mumbai and 1.00 in the suburbs. FSI calculates the ratio of area of the building as compared to the size of the plot on which the structure stands. So, greater the FSI, greater will be the residential area in the building.Normally, the government relaxes FSI norms to give additional area only to education institutes, hospitals, slum development projects and other government-run development projects.
